Get your home appraised!  Getting your home inspected will help rid of any problems that may arise later while trying to sell your home.  This will give you a heads up on repairs, faulty structures, and anything that may need to be addressed according to local, State, and Federal law.


Price your home correctly from the start.  Don’t know how to do that?  That’s what your realtor is for.  Pricing your home in the right price range will help your home sell.  Many factors can be included when figuring out the value of your home in the current market.


Clean your home!  Keep your home clean and ready to show.  This gives the possible buyers a great impression of the house and can immensely improve your chances of selling your home sooner rather than later.  Possibly hire a professional home stager to stage your home.


Plan with your realtor how to manage multiple offers.  This way if the opportunity arises your realtor will know how to proceed.  You can negotiate, sell at a certain dollar figure, bidding and so on.


Try not to buy a new home before you sell your current home.  Many people find themselves caught paying two mortgages if their home does not sell when they expect it to.  Patience is key when selling a home.  If you ever find yourself paying two mortgages you may apply for a home equity loan to help pay the extra mortgage.
